Start with a real conversation, not listings
Before I send you a single link, I want to understand your life: commute, kids, whether you have a boat, how you actually spend a weekend. Buying remotely means I'm making judgment calls for you, so I need to know you well enough to make good ones.
I become your eyes on the ground
I do live video walkthroughs where you're basically in the house with me: I open closets, run the water, show you the traffic noise, walk the street. I'll tell you what a listing photo won't: the neighbor's boat, the low ceilings, the smell of a fresh coat of paint hiding something. Honesty is the whole point.
We lean on inspections harder than usual
When you can't be here, inspections do heavy lifting. In Florida that means a general inspection plus, for older homes, a four-point and a wind mitigation report, which double as insurance documents. I read these carefully and translate them into plain English for you.
Financing and insurance get lined up early
I connect you with local lenders and insurance agents before we're under contract, because Florida insurance can make or break a deal. Getting a wind mitigation-based quote early means no ugly surprises at closing.
Remote closings are normal here
Between mobile notaries, e-signing, and remote online notarization, you can close from your kitchen table two states away. I coordinate the whole thing so it's smooth.
