I love it when people move to South Florida - it's home, and I'm a little biased about how great it is. But I'd rather you arrive with clear eyes than get surprised after you've unpacked. So here are nine things I wish every relocating client knew before they signed anything.

1. Insurance is a real line item

In a lot of states, home insurance is an afterthought. Here, it's part of the decision. Premiums are higher than the national average, and the home itself - roof age, windows, elevation - affects what you'll pay. Budget for it early.

2. "Waterfront" isn't one thing

Ocean access, fixed bridges, canal versus intracoastal - these change price and lifestyle enormously. If you have a boat, tell me the size before we shop.

3. Flood zones matter even inland

You can be nowhere near the beach and still sit in a flood zone. It's not a dealbreaker, but it affects insurance and financing, so we check it up front.

4. HOA and country club fees can rival a mortgage

Gated and golf communities are wonderful, but the monthly (and sometimes mandatory membership) fees are real. I always show clients the all-in number.

5. There's no state income tax - and it's a big deal

This is the happy surprise. For a lot of relocating families, the tax savings genuinely offset higher housing and insurance costs.

6. Summer is its own season

June through September is hot, humid, and rainy in the afternoons. You adjust fast, but it's a real adjustment coming from a dry climate.

7. Hurricane prep is normal life, not panic

Locals don't freak out - we prepare. A newer roof, impact windows, and a plan make it very manageable.

8. Traffic and "season" go together

From roughly November to April, our population swells with snowbirds. Restaurants, roads, and beaches get busier. It's part of the rhythm here.

9. The right neighborhood beats the right city

People fixate on "Fort Lauderdale" or "Boca," but your day-to-day happiness comes down to the specific neighborhood: schools, commute, vibe. That's the part I obsess over for my clients.
